Just off I-10. Industrial area. High percentage of long term residents. Paved pull-through sites. We had to change sites due to electicity supply issues. OK for overnight stays. Would not return.

Sometimes you end up at an RV park that gives you an appreciation for what qualities made a good RV park and those qualities are mostly missing at this one. The site pads are concrete, in the case of our site it was cracked and broken concrete. Most of the sites are occupied by full time residents, many of them with lots of "stuff" around their RV site. A large number of the residents seem to leave for work in their diesel trucks at about 5:30am. There are full hookups with cable. The sewer... Read More

Sometimes you end up at an RV park that gives you an appreciation for what qualities made a good RV park and those qualities are mostly missing at this one. The site pads are concrete, in the case of our site it was cracked and broken concrete. Most of the sites are occupied by full time residents, many of them with lots of "stuff" around their RV site. A large number of the residents seem to leave for work in their diesel trucks at about 5:30am. There are full hookups with cable. The sewer drain at my site was a plastic lined hole in the ground with a rock on top of it. They make a point that they have WiFi available at ALL sites. It's true, I could see a WiFi network connection on my device but most of the time I could not connect to it and if I could there was no service. In my opinion, the condition of the bathrooms is the single most important indication as to how the management takes care of the park and how they view the guest. The bathrooms here show a complete lack of concern for maintenance, cleanliness and respect for their guests. They are the worst bathrooms I have seen at any RV park. They are dirty, broken, beaten up and not even supplied with toilet paper, soap or paper towels. Some of the bathrooms had doorways that were so warped that you couldn't close and latch the door. Since there are mostly full time residents there aren't any other guest facilities. There is a building that is referred to as a "clubhouse" but the outside deck is full of old washers, dryers and other presumably non-working appliances. The main building has a nice deck that looks out over one of the ponds but there is a lack of chairs or sofas for guest use. Only one table with a couple of chairs with very dirty cushions on the back deck. It's nice to visit different RV parks and to experience their unique personalities. Unfortunately, this one has no personality. This is a Good Sam park which should be re-rated. We paid $26 per night, I would suggest that this is too much given their facilities. I would not stay here again.
