Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-In & Check-Out Procedure - Campsite check-in time is 3:00 pm. - We do have an early access option beginning at 11 am, but it is available only if site is vacant (nobody in the site before you). - It also involves a fee based on the time of check-in. - Check-out time is 1:00 pm. - Extended access is available for $10 during non-peak season and $25 during peak season to stay in the park until 6PM. Subject to availability. - Extended access (after check-out time) does not guarantee guest will be able to stay on site until departing from the park. - Access is based on availability. - Cabin check-in time is 4 pm. - Check-out time is 11 am. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Site Selection & Reservation Policy - Specific campsites or cabins may be requested, but are not guaranteed. - We do offer you the opportunity to guarantee your favorite campsite or cabin by paying our applicable locking fee. - If you opt out of the locking fee, you are guaranteed your selected site or cabin type, but not the specific unit number. - Sorry, we cannot accept reservations that include a Saturday arrival or departure, unless made within 1 week of booking. - Bookings made during Memorial Day Weekend, Labor Day Weekend, or Columbus Day/Indigenous Peoples' Day with a Sunday departure date will not be accepted, unless made within 1 week of booking. - 3-night minimum stay is required for the following holiday weekends: Memorial Day, 4th of July, Labor Day, & Columbus Day/Indigenous Peoples' Day. - Minimum stay requirements may apply during your requested dates. Smoking - Since we're one of the best family campgrounds in Maine, smoking, including vaping, of any kind is not permitted in common and indoor areas, including but not limited to the pool area, playgrounds, pavilions, and all buildings. - Smoking is not permitted within 50 feet of any building entrance. - Smoking is not permitted inside cabins or on cabin porches, but is permitted outside at cabin sites. - Smoking is permitted at campsites, but must be confined to your designated site. - Please dispose of all cigarette butts. Smoking of any substances besides tobacco and vaporizers will not be tolerated. - Management reserves the right to fine violators of this policy. Speed Limit - Because the Camp-Resort is full of active families with children and there is mountainous terrain, the speed limit throughout the Camp-Resort is 5.5 MPH and is strongly enforced for your safety. Rates & Fees - We have adopted dynamic rates that fluctuate based on occupancy, similar to the hotel and airline industry. - With that being said, rates vary based on availability and are subject to change with each search. - 1 camping unit and 2 cars per site; extra vehicles $5, not including day guest vehicles that must park in overflow lot. Age Requirement - Must be 21 or older to rent a campsite or a cabin. - You must be at least 21 years old to reserve any of our accommodations, add-ons, events, tickets or services, and your making of the reservation for the same constitutes your representation and warranty to us that you are at least 21 years of age. - You explicitly understand and agree that we do not give credit or refunds due to the discomforts of nature, such as excessive heat or cold, rain, hail, snow, ice, drought, other inclement weather, natural disasters, animals, reptiles, insects, rodents, or sound. Wristbands & Guest Identification - Wristbands issued upon check-in must be worn at all times to identify you as a registered guest. - These wristbands also serve as your ticket to fun. - They grant you access and use of the park's amenities, activities, and facilities. - You may be turned away from an attraction if a wristband is not present. Flags Allowed - The following flags are allowed to be displayed at your site and throughout the campground: all international flags, American, Canadian, Military, including Air Force, Army, Marine Corps, Navy, Coast Guard, POW, MIA, and veterans, sports and decorative flags such as holiday, seasonal or garden. Transportation & Mobility - Please, no bicycle riding after dark; helmets are recommended. - Battery-powered scooters, bicycles, and other means of transportation are not allowed. - Campers may arrive on a motorcycle, but are not permitted to ride the vehicle around the park. Quiet Hours - Quiet hours: 10 PM–8 AM, daily. Firearms & Safety - Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms. - Firearms are not permitted in any property buildings or common areas. - The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. - The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited. Occupancy & Use - An RV site may be used for tent camping with a maximum of 2 tents OR house a single RV, with a maximum of 8 people per site. - Max 8 people per site. Rates based on 4 people (4 years old and older). - Additional person fees apply. Pet Policy - A max of 2 pets allowed at all RV campsites. - Pets are not allowed on tent sites.

Cancellation and Refund Policy - We do not give credit or refunds due to the discomforts of nature. - Our cancellation policy varies depending on the timing of your cancellation notice in advance of the reservation date. - The cancellation policy shall be amended in the event a natural disaster (i.e. Blizzard, Hurricane, or Tropical Storm Watch/Warning) is issued for the camp-resort area or the guest’s residence within 48 hours of the reservation arrival date or when there is a mandatory evacuation of the area and the camp-resort will be closed. - If a reservation for an Add-on is canceled more than one week prior to the arrival date we issue Camp Credit for the amount of the Add-on less a $10 cancellation fee per Add-on. - For a reservation canceled less than one week prior to the arrival date, the full amount of the reservation payment is forfeited to us. - “Add-on” means the use of each additional item of personal property, amenities, or services labeled as “Add-on” on our website or in the reservation, or for which a separate charge is made, such as Golf Carts, Water Rentals, Floating Cabanas, Fun Pass, and Bear Visits. For Lodging Rentals - 3+ weeks: refund minus $25 cancellation fee per campsite or full refund issued in camp credit. - 2+ weeks: 50% of the Reservation is issued in camp credit, and 50% of the reservation is forfeited. - Less than 2 weeks: Full reservation forfeited. For Three Bears Den 5+ weeks: refund minus $50 cancellation fee or full refund issued in camp credit. 4+ weeks: 50% of the reservation is issued in camp credit, and 50% of the reservation is forfeited. Less than 4 weeks: full reservation forfeited. For Campsites - 2+ weeks refund less $25 cancellation fee per campsite, or full refund issued in camp credit. - 1+ weeks: 50% of the reservation is issued in camp credit, and 50% of the reservation is forfeited. - Less than 1 week: full reservation forfeited. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877) 778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.

How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
