To ensure the comfort and safety of our guests, please abide by the following rules:

Check-In Procedure - Check-In: 3 pm - Flexible. - Check-Out: 11 am. - Upon Check-in, please go directly to your sites. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Payments - Full payment for RV sites is required 3 days prior to arrival. - Long-term tenants incur a $50 late fee if rent is overdue by 3+ days. - We accept credit cards, ACH bank transfer, and Zelle. - Please note that credit card and ACH transfers will be charged a processing fee of 2.9% and 1.0%, respectively. - No processing fee will be charged for Zelle. Liability - Guests are responsible for any damage or injury caused by themselves, children, or pets. - RTC is not liable for personal injuries, property damage, or theft. Maximum Occupancy - The total number of guests cannot exceed the RV site’s capacity. Quiet Hours - 10:00 PM – 7:00 AM. - Please be courteous to others. - No loud music, parties, or disruptive noise after 10 PM. Parking Rules - Park only in designated spaces. - No overnight parking or storage of trailers, boats, jet skis, or utility trailers in common areas. - All vehicles must be parked at the rented site—do not block roadways. - Each RV site is limited to one RV trailer plus one car. Smoking Policy - All of our cottages and indoor venues are non-smoking. - Smoking is strictly prohibited inside and around any cottage or indoor facilities. - A fine of $250 will be imposed on anyone for violation. - There are designated smoking areas around the outdoor fire pits that guests can use. Visitors - Allowed 9 AM – 10 PM; overnight stays are prohibited. - Please notify RTC management before arrival at [email protected], or call at (830) 928-9002. Prohibited Items - Charcoal grills, wood fire pits, deep fryers, and tiki torches. - RV/vehicle maintenance and washing. - Paint products, chemicals, and clotheslines. - Hanging items from trees. - Dumping furniture or large items. - Drones or remote-controlled machines. Trash Policy - Must be disposed of in trash receptacles located on our grounds and not left outside overnight. Strictly Prohibited - Firearms, fireworks, illegal drugs, archery, paintball, slingshots, air guns, and disruptive behavior. Speed Limit - 5 mph or under while on the property. Supervision - Children under 14 must be accompanied by an adult. - Pets and small children must be supervised at all times. Vandalism - Any damages caused by guests may result in immediate eviction. Lost and Stolen Items - RTC is not responsible for lost, stolen, or damaged property. - Profanity or violence toward guests or staff will result in immediate eviction without refund. Pet Policy - Allowed: Dogs only (no cats, birds, fish, farm animals, or reptiles). - Please keep pets on a leash or in a kennel at all times. - Do not leave pets unattended for more than 3 hours. - Owners must clean up after their pets and provide proof of vaccinations if requested. - Pets are not allowed inside the RTC office or event center (Old Train Depot). - Service animals are permitted. Mail and Packages - RTC does not accept email or package deliveries. - Guests must arrange alternative delivery options. RVs and Travel Trailers - Must be in good working order and under 10 years old. - RTC reserves the right to refuse access to vehicles deemed unacceptable. Tents and Outdoor Sleeping - Tents, blow-up mattresses, sleeping bags, and cots are not allowed outside. Campground Disclaimer - RTC reserves the right to refuse service to pets deemed disruptive or unsuitable. - Failure to comply with these policies may result in eviction without refund. - Thank you for respecting our rules and ensuring an enjoyable stay for all guests! - Policies and terms are set and enforced directly by River Trail Cottages & RV Park and are subject to change as their policies are adjusted. - Please contact River Trail Cottages & RV Park for more details.

Refunds be given in accordance with the Cancellation Policy below: Spot2Nite booking fees are non-refundable.

Campground Cancellation Policy - Cancellations made 14 days or more before arrival will receive a 100% refund. - Cancellations made 7 to 13 days before arrival will receive a 50% refund. - Cancellations made 6 days or less before arrival are non-refundable. - Rates & policies may vary during peak periods and special events. - 100% refund until 14 days prior to check-in. - 50% refund 7 days prior, then 6 days prior, the reservation is no longer refundable. - Note: All refund calculations exclude the RoverPass service fees and credit card processing, which are non-refundable. RoverPass Cancellation Policy - The platform and processing fees are non-refundable. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.
