Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Registration and Arrival Check-In Procedure - Check-in time is 2:00 pm. - Check-out time is 11:00 am. - Late checkouts may be accommodated, depending on availability. - Guests must contact the Front Desk for a late checkout if they plan to stay after 11:00 am. - An additional charge of $10.00 per hour will be assessed for guests who are checking out/vacating their site after 11:00 am. - Guests must be 21 or older to register for an RV site. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Office Hours - Sunday – Saturday: 9 am – 4 pm. Campsites - All site rental fees are due and payable in advance. - As a common courtesy, please refrain from walking through occupied sites. - Guests who have not vacated their sites by 2:00 pm will be assessed an additional night’s rental fee. - Park management reserves the right to refuse service to anyone. Quiet Time - Quiet time is between 10:00 pm and 7:00 am. - Quiet time evening hours may be extended for Ennis Luxury RV Park sponsored events taking place at the Clubhouse as determined by the General Manager. - All motorized vehicles and bicycles must be equipped with a forward projecting light and rear reflectors for use after dark. - Children under 18 years of age are required to be at their RV sites during quiet time. - The operation of generators is not allowed at any time in the Park. Prohibited Campsite Appearance - This includes, but is not limited to, storage sheds, cabinets, enclosed gazebos/screen rooms, wading pools, workbenches, fences, and steps. - Picnic tables may not be moved onto the grassy areas of sites, nor may rugs, carpets, or any other items be placed on them. - Gas cans of any size. - External propane tanks which exceed 7 gallons of capacity. - Tarps. - Storage of any items of any sort is prohibited along the walls or fence line. - Excessive plants and ornamental objects are not allowed if they detract from the site's appearance or become a nuisance. - Clotheslines may not be erected for any purpose. - Hammocks, swings, etc., may not be tied to the trees. - Guests are not permitted to cut or defoliate any trees, bushes, or plants on the Park property. - Guests are prohibited from altering, moving, or removing any Ennis Luxury RV Park property, including but not limited to site pedestals. - Signs and other notices may not be posted in any areas unless the General Manager has provided prior approval. - Guests may not sell, advertise, or offer services while in the Park. - The General Manager must approve any outside business operation in the Park. - Mechanical work of any kind, along with all interior work consisting of floor, wall, or large appliances, is strictly prohibited unless performed by an authorized dealer. Prohibited RV Appearance - Structures external to the RV and not integral to the RV are prohibited. - Spikes, posts, and other objects, including decorative items or flag poles, may not be driven into any surface on the property. - The storage of personal indoor items in plastic storage containers and/or bins outside around or under your RV. - The storage or placement of indoor household furniture (Couch, Chairs, Mattress, etc) outside of the RV. Permitted RV Appearance. - Skirting around RVs must be commercial grade and have a professional appearance. Vehicle Policy - Registration tags must be visibly displayed on all vehicles and RVs while on the Park property. - All RVs and personal vehicles must be capable of being moved within a 24-hour notice. - If an owner cannot move their vehicle or RV, the owner must have it moved by a third party at the owner’s expense. - Cab-over campers may NOT be removed from the vehicle and placed on the ground. - Tent camping, sleeping in cars or outside of the RV is prohibited. - Tents or tent-like structures are not allowed on the property. - No washing of RVs, vehicles, and other motorized units in the Park. - Sites are designated for a maximum of (1) RV and two (2) motorized vehicles if space allows. - Motorcycles are allowed, and covers can be used if they are of a professional grade. - All RVs must be RVIA- or RVIC-approved before entering the park. - Owners must possess a current and valid driver’s license, registration, and proof of RV insurance and be able to show the same upon check-in. Parking Policy - Extra non-motorized towed units, such as, but not limited to, cargo trailers, boat trailers, and utility trailers, cannot be parked on the RV Park site. - There is overflow parking available (see Park Management for details). - Daily guests may have non-motorized towed units on site, provided the unit remains properly attached to the RV and does not exceed the site space. - Without exception, monthly guests must use storage for towed units. - Please contact the Front Desk for information on where to park work and box trucks, as well as extra vehicles. - Vehicles must be parked on your assigned site or in designated parking areas only. - Parking on grass areas or in the street is prohibited. - Vehicles parked in violation of these rules are subject to being towed at the owner’s expense. Speed Limit - The park's speed limit is 5 MPH. - Because of the potential for significant harm, speed limits are strictly enforced with zero tolerance. - Depending on the severity of the violation, guests exceeding this speed limit may be immediately removed from the Park. Skateboards, Scooters and Rollerblades - The use of skateboards, boogie boards, scooters, roller skates, or roller blades is allowed on the Park property, but all users must wear appropriate safety helmets. - Individuals without appropriate safety helmets will be warned and not allowed to continue use until they have the appropriate safety helmets. Bicycles and Wheeled Recreational Devices - Bicycles or any other wheeled recreational devices are not allowed across RV sites, on the pool deck, on patios, around the clubhouse, or in buildings. Club House Dress Code - Shirts and shoes must be worn when entering the clubhouse along with appropriate dress. Awning Extensions - Screened awning extensions that are hemmed and not tattered are permitted if they are not staked into the ground and are limited to one side of the awning. Sewer - Sewer collars or approved sealed sewer connections are always required. - Wastewater must be discharged into authorized receptacles only and never discharged onto the ground. Smoking Policy - No smoking is allowed within 25 feet of any park facility entrance. - Smoking (including the use of electronic smoking devices) is prohibited in the office and comfort stations. Fire Policy - Open fires are not permitted at any time. Propane Tanks and Fire Pits - Propane tanks must be attached to grills, smokers, heaters, etc. - Outdoor fire pits that are elevated and completely screened in, as well as charcoal or gas grills, are acceptable. Children Policy - Persons under 21 years of age are prohibited from loitering around gaming machines in the clubhouse. - Park guests are responsible for the conduct, behavior, and control of their children and visiting guests. - Children under 16 years of age must have adult supervision in the open areas of the Park, clubhouse, and pool areas. Pet Policy - The Pet Park is located behind Arvida Parkway, behind the pool area. - Noisy and/or vicious pets are prohibited in the Resort. - Dogs that are aggressive are not allowed in the Resort or Pet Park. - Pit Bulls and Pit Bull mixes, German Shepherds & Dobermans are prohibited in the Resort and Pet Park. - Other type of breeds not mentioned may also be prohibited. - Please call to verify if your breed is allowed in the Resort. - Pets are defined as domestic dogs, cats, and birds. - Current shots must be up to date for all animals and be available upon request from the Front Desk. - Only three (3) pets are allowed per site. - Farm animals, e.g., chickens, pigs, etc., are not considered Pets and are not allowed within the resort. - Wildlife such as pigeons, birds, and feral cats are not pets and may not be fed at any time. - Owners are legally responsible for their pets and injury or loss caused by their pets. - Pets must always be leashed or penned with the pet owner while outside of the owner’s RV. - Retractable leashes are OK, but leashes may have no more than a six (6) foot lead. - Dogs must always be accompanied by owners and under voice command/control inside the Resort and/or the Pet Park. - Uncontrolled barking at any time, inside or outside the RV, is prohibited. - Pets are not allowed on or in the clubhouse, clubhouse patio or decks, comfort stations, or pool areas. Service animals are exempt. - Do not allow your dog to dig holes in the Resort or Pet Park. - Pet fences may not be higher than three feet in height and not exceed 64 square feet in area. - Pets may not be left unattended in a pet enclosure and must be accompanied by a guest while in the enclosure. - Pet fences must be removed to accommodate lawn maintenance. - No dog food or dog treats are allowed in the Pet Park. - An individual guest may bring no more than three (3) dogs to the Pet Park at any one time. - An adult must accompany children under 12 years of age when entering the Pet Park or dog runs. - Children 5 years of age and under are not allowed in any fenced-in, off-leash area. - Dogs in heat are not allowed in the fenced-in, off-leash area of the Pet Park. - All guest with pets (dogs) must use the dog runs for their pet’s waste functions, and waste must be picked up immediately and deposited in trash receptacles. - This includes pet droppings inside pet fences. - Grassy areas on sites, streets, or any common area in the Resort, including gravel-covered areas, are not to be used as pet waste areas. - Failure to comply will result in a fine of $25.00 per occurrence assessed against the offending guest and potential eviction from the resort if the offenses continue. - Pet blankets, pillows, mats, or similar items may not be laundered in the Resort laundry rooms. - The Resort is not responsible for injuries to pets, their owners, or others using the Resort or Pet Park. - Respect other visitors, both human and pets, by keeping your pet from jumping on or interfering with other people or their pets. - If you are a pet owner, you will have been given a copy of this Pet Policy for your signature. Trash Policy - Trash is to be placed in waste containers located throughout the Park. - Park waste containers cannot accommodate large items. - Guests are to dispose of large items elsewhere outside of the Park. - Do not dispose of hazardous waste items anywhere in the Park. Lost and Found - All items turned in to the Front Desk as Lost and Found will be held for 60 days. - After 60 days, all items will be disposed of. Liability - Park guests are financially responsible for any damage to Park property, intentional or accidental. - Willful damage or defacing of Park property will be cause for immediate removal and prosecution. - Guests use the Park facilities and amenities at their own risk. - The Park is not responsible for loss or damage due to fire, accident, theft, weather, or catastrophic events. - Open and obvious conditions that the Park is not responsible for guests who hit drive into, bump into, fall, or trip into open and obvious structures such as trees, shrubs, fences, and fire hydrants with vehicles or by person. - These conditions do not carry warnings because the “obviousness” of the danger is sufficient. Enforcement - Overall aesthetics will be considered by Security staff and management in making the determination of a violation. - Security and management staff will provide guests with a written violation notice of their site, and guests will be given 24 hours to rectify the violation(s). - Some violations will require immediate attention and will not be given a 24-hour timeline. - Failure to meet these timelines will result in removal. Mandated Code of Conduct - Show common courtesy between all persons in the Park. - All guests and vendors are responsible for abiding by Park rules and policies. - The following are cause for immediate removal and, when appropriate, referral to law enforcement for prosecution: - Use or display of firearms, lethal weapons, or fireworks. - Profane, abusive, or threatening language or actions directed at Park personnel or other guests. - Any guest whose actions interfere with the operation of the Park. - Guests exceeding the Park’s 5 mph speed limit. - Willful damage or defacing of Park property. Campground Disclaimer - Any person who fails to adhere to park rules and policies may be removed from the park at the sole discretion of park management. - Security and Management personnel are responsible for monitoring adherence to and enforcement of these rules and policies. - Violations of these rules and/or policies, depending on their severity, may result in the following: - verbal counseling - written notifications - removal Changes and Update of Rules - The Park reserves the right to make changes to the rules and policies at any time without prior notice. - When such changes are made, all appropriate parties will be notified in a timely fashion.

The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
