Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-in Procedure - Check-in time is 2:30 pm - 5:00 pm and Check-out time is 11 am. - Please call or text the office to settle your final electric bill prior to checkout. - Notify the office ASAP if you need to extend your stay. Your same site is not guaranteed. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Pet - If you have pets, please keep them on a leash at all times when outside and pick up after them, even on your own lot. - Doggie bags are provided at the front office for your pet. $5 fine for each incident. - Guest Pets must be under your complete control at all times. - If any pet is not controlled, a written warning will be issued, and if not corrected we reserve the right to ask you to leave the park without a refund. - Guest Pets are not allowed in buildings or ponds at any time. - No vicious or aggressive animals/pets are allowed at any time. - Excessive barking is not permitted. Do not walk your pets onto, across, or able to poop on another guest’s site, on the roads or in front of the office or propane area, or near the cars parked next to the office. - Please pick up after your pet at all times. - Please do not allow your pets to stray onto or potty on someone else's site. - Aggressive Dogs are not allowed. Smoking - All park buildings are smoke-free (office/store, laundry, or bathroom/shower facilities). - If you smoke, please do so in a designated smoking area or have a disposable container at your own site. - Please do not throw cigarette butts on the ground (they are toxic and animals /pets may eat them or flow into the ponds). - Please take your bagged garbage to the dumpsters/trash cans located in the designated area. - If you have large or oversized/bulk items (like mattresses or furniture, etc) please dispose of those items yourself by taking them to the local dump. - All trash must be placed inside of the trash bin and the lids should stay closed. Charges - Our Area-1 rates are based on 2 occupants per site, 1 RV or Tent and 1 vehicle, 1 pet; (except for sites 2, 6, 16-19; those sites allow for 2 vehicles in the rate and 1 pet); electric is not included, it is billed separately on its own meter. - Phase-2 rates are based on 2-6 occupants per site, 1 RV, 2 vehicles, and 1 pet. Phase-2 sites are also mostly oversized and very shaded. - Please notify the office of all guests; and accompany your guests at all times. - There is a $2/daily-$13/wkly-$30/mo per-adult; $1.50/daily-$9.50/wkly-$20/mo per- child (5-17, 4 & under are free); $1/daily-$6/wkly-$12/mo per-pet (after first one); $1.75/daily-$12/wkly-$25/mo per-additional vehicle. - There is an application fee for long-termers/monthly stay; $23.00 per person (includes criminal background check). All persons 18 years and older for monthly/ long-term stay, are required to be included on the application. Parking - No parking on adjacent or open site spaces, in the middle area of buddy pull-through sites, in front of the laundry door, or on any of the roads at any time. - No parking on other sites unless expressly approved by management. - There is a Parking area available for secondary vehicles and guest vehicle parking. - All extra vehicles and guest vehicles are required to park in that area. - Please do not park your vehicle on any open sites or roadways; unless it is reserved for you and you are paying the site fee for that site otherwise you will be charged. - (A visitor could drive through here and think a site is booked because someone is parked there that shouldn’t be a lot other than the one reserved for you (unless expressly approved by management; a fee may apply). Sewer Connection - An airtight sewer connection must be used on your RV to hook up to the sewer. This is required by law. - Ground disposal of any drain water (gray or black) is prohibited by State Law. - Wastewater from RVs (including sink water) must be disposed of into sewer drains. - Do not put grease down the drains or in the toilets or septic system. - Sewer connections are required by state law and must have a tight seal by a sewer donut (or sewer ring) or a screw-type connector. - Help us remain environmentally conscientious and flush only bodily fluids & toilet paper. Speed Limit - Our speed limit is 10 MPH. - Please come to a complete stop at all stop signs and be extra aware of children, seniors, pets, and wildlife. To ensure your safety, please carry a flashlight after dark. We are a low-light park. Laundry Area - The laundry building is currently available in phase 1 currently. - It is $3.50 to wash, and $1.50 to dry for park guests only. - If you have someone else coming on-site to do your laundry or any repairs, etc; please note that all service providers must be approved by the office first. - Once approved, please have them use the facilities onsite. Do not hang clothing items outside of your trailers/vehicles. - Quarters for laundry are available in the office if you need change. Clothes-lines not permitted. - Let’s keep our park neat and clean. - Please close the laundry doors/machine doors once your loads are complete. - The hours for laundry are 8:30 am to 10:00 pm. - The office does not carry a lot of change but does have change available for on-site laundry. Vehicle - Washing your vehicles on-site is not permitted; please take them to a car wash. - No loud music may be played or mechanical work done on vehicles at any time. - Vehicle and RV repairs are not allowed in the park (no major repairs). - Please check your local listings or your insurance provider for businesses that can assist with these services. Quiet Hours - Quiet hours are between 10:30 pm and 7:30 am. Damage to Property - Any guest that willfully or negligently destroys park property or equipment will be held liable for the value to repair or replace damaged items. Electricity Connection - Your meter will be read on the 26th of the month regardless of the check-in date. That reading is applied to the next month's billing. - 1st of the month or the 15th of the month (whichever you are set for), but the billing is always for electricity up to the 2 days prior to the 1st. - The electric deposit will be credited back at the end of your stay. - Upon check-out, your meter will be read that evening or first thing that morning before check-out. - You will either pay the difference if over $100; or be refunded the difference if you are under $100. - A copy can be made available in the office (if requested). - Electric late fees are added on the 3rd day of your monthly/day-to-day stay. - If you are unavailable, out of town, etc when your site payment is due, please make arrangements with the office to pay ahead or pay by phone. - If payment is not received by the 2nd day after payment is due, the payment will be charged to the card on file by the 3rd day. Park Attraction Policy - For axe throwing and BB Gun range, all children must be supervised and with parents at all times starting at age 14 up to 17 (once trained and have viewed the safety video). - Ages 18 and up will also be required to watch safety videos prior to rental. - Must abide by all gun safety laws. Fireworks and Firearms - No fireworks or weapons are allowed on the property. - Live Fire is only allowed during park events (notice will be given for such events). - No Open/Concealed carry on park property. Fishing - The ponds are both catch & release. - There is no lifeguard on duty at our ponds therefore no swimming is allowed. - Please do not put waste or trash in the ponds or on the grounds. - No glass is allowed in the pond or dog park area. Children - Children under the age of 18 must be accompanied by an adult 18 years or older at all times. - No license is required for park guests. Campground Etiquette - Shoes, shirts, or cover-ups are required in all common area buildings. - Please walk on the roads or walking pathways, not on or through occupied sites. Please do not walk through or behind another site reserved for someone else. Visitors - In reference to any and all outside services or persons (non-guests), coming onto the property of BATL Ranch RV Resort, which is private property; in order to perform services (utilities, satellite, internet, cleaning, laundry, etc.) for our guests. - Said contractors must come to the office to submit their contact information, current insurance, licensing/certification, and/or references; and also let us know who they are here to submit services for, the duration of those services, and obtain park approval to be on-premises. - Once approved, that contractor can/will be added to the approved contractor list that will be maintained in the office. Reservation Policy - A major credit card is required to reserve an RV site along with proper photo Identification. - Your credit card will be charged for the full price of the site at the time of reservation or at the time you wish to pay in full, if in advance. - A credit card authorization form is required along with the application for monthly/long-term stay. - All sites are equipped with 30/50 Amp Electric service, water, sewer, and free basic WiFi. - Every attempt will be made to accommodate specific site requests, however, a reservation for a specific site will require a $25 (non-refundable) site hold fee (for daily/weekly) and it is a $75 (nonrefundable) site hold fee (for monthly/long-term). - If more time is needed, you can pay a $275 deposit that is put towards the booking, (holds for up to 7 days/1-week, and is applied to the booking at check-in). - This deposit is non-refundable if the guest does not check-in/no-show/cancels. - Another option is to pay for the full 1st month's booking including deposits and fees, and that will start your check-in date and hold the site. - The next month's billing will be due 30 days from that booking date. - These fees are non-refundable if you cancel less than 5 days before your booking date or no show. - We accept all Major Credit Cards, cash, or post office money orders. Sorry, no checks in the store. - Major credit cards are still required to be on file even if paying with cash. All monthly site payments are paid on auto-pay via credit card. Disclaimer - Owners and management are not responsible for loss, accidents, theft, or damage to your property. - Signage: Please respect and adhere to all signage throughout the park. - There may be areas bordering private properties with signs posted, please do not trespass or go beyond the point of the posted signs. Let's be respectful of our neighbors. - Park rules and policies are subject to change at any time by Management. - Violation of these guidelines is grounds for ejection/removal from the park without refund. - Pricing or Policy may change at any time (management discretion). - Management reserves the right to refuse service, limit the length of stay and the number of persons or vehicles per site, and/or evict any person or party without a refund. - Park staff are not allowed to work on RVs belonging to guests.

The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
