Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Registration and Arrival Check-In Procedure - Come to the office and we will direct you to your site. Please call us for late check-ins, we might be able to accommodate you. - Check-In:2pm - 5 pm - Check-Out:12pm (noon) - All guests and visitors must register at the office. - Only 1 unit per RV site allowed 2 GUESTS per RV. - All overnight guests must be registered at the office upon their arrival. - While each park attempts to accommodate your exact spot request, the on-site manager makes the ultimate decision for spot placement. Reservation Policy for Rigs Older Than 10 Years - Please contact us for reservations if the rig is more than 10 years old. Age Policy and Accommodations for Under-55 Guests - This park is designated for individuals aged 55 years or older. - If you are under 55 years old, please reach out to us for availability. - We do permit a 10% ratio of guests under 55 years old. Vehicle Policy - Only 2 vehicles per RV site are allowed. - All utility trailers, motorcycle trailers, and boats must be stored in the overflow lot. - Management will show you where to park in the overflow lot. - No automotive repairs or oil changes are permitted. - Tenant will not keep any vans, semis, tractors, boats, campers, or any large vehicles in or about the premises without written consent of the Landlord. - Before washing vehicles or RVs, you must get approval from management. - Tenants who own their own trailer must upkeep their trailer painting (color must be approved), roof, any repairs, porch, steps, etc. Speed Limit The speed limit is 5 mph and is strictly enforced. Road Policy - Drive on roads only. - Stay off of grass. - Park in designated areas only! - Do not drive, park, install, or plant anything behind your home because of sewer and waterlines. Quiet Hours - Quiet time is from 10 pm to 8 am. Trash Policy - Keep RV site free from clutter and tidy in appearance. - Clotheslines are not permitted. - Do not throw cigarette butts on the ground. - The dumpster is for tenants' use only. - Please break down all the boxes. Pet Policy - All pets must be on a Leash. No aggressive or barking dogs will be allowed. - Pets are not allowed outside on ropes, chains, or in cages or pens at your site. - Please do not leave pets unattended. - No fence areas are allowed. - Pick up after your pets in all park areas. Damage Policy - Management assumes no liability for personal injury, theft, fire, or damage to vehicle, RV, or pets. - The landlord will not be responsible for accidents or injuries arising out of the use of any of the facilities. Fire Policy - No fire rings allowed at individual sites. - Propane fire pits are allowed. - Propane grills, charcoal grills, etc. are not allowed next to the RV or mobile home when outdoor grilling. Violation/Fees Policy - Late fees are strictly enforced and any unpaid fees will not be waived. - Tenants may not interfere with the peaceful enjoyment of neighbors. - Tenants will be responsible for any fines/or violation that is imposed on the Landlord due to the Tenant’s negligence. - Tenant shall abide by all Federal, State, and local laws. - Tenant agrees not to use the leased premises for any unlawful purpose including but not limited to the sale, use, or possession of illegal drugs on or around the leased premises. - Tenant shall notify the police and landlord for any activity that is witnessed in or around the leased premises. - Absolutely no hazardous materials are permitted to be in or around the leased premises at any time. - Tenant may not use kerosene heaters at any time in or around the leased premises. - All windows and doors must remain closed (mobile home rentals) during inclement weather. - The following charges will apply when it becomes necessary to unlock a dwelling for Tenant: $10.00 during normal business hours and $25.00 after office hours and/or holidays. Laundry Policy - Amenities (Laundry Room) are for Tenants use only. - Specific rules are posted where applicable. Hookup Policy - Do not remove backflow devices on the outside spigots. - Management will do unit inspections for rental units (not owned) to check air filters, fire smoke detectors, & look for water leaks. RV Policy - Do not add locks or door locks or remove windows. Smoking Policy - NO SMOKING in the rental unit (not owned), in OFFICE, & LAUNDRY AREA. Bathroom Policy - FLUSH ONLY TOILET PAPER INTO THE SEPTIC SYSTEM. - Absolutely no cigarette butts, condoms, tampons, diapers, paper towels, wipes, food, etc.. - The tenant will be charged the service fee if the unit is backed up if we find anything else other than toilet paper. Utility Policy - Utility buildings are permitted. - See property manager for permission and placement. - Also, the building must be clean and painted (paint color needs to be approved by property management). RVs Must Be Self-Contained - THERE ARE NO PUBLIC RESTROOMS OR SHOWERS! - All RVs must be self-contained. Cancellation policy for Manatee Springs RV Park
Refunds be given in accordance with the Cancellation Policy below: Spot2Nite booking fees are non-refundable.
Campground Cancellation Policy - 100% refund until 30 days prior to check-in. 50% percent refund 14 days prior, then 13 days prior the reservation is no longer refundable. - Note: All refund calculations exclude the RoverPass service fees and credit card processing, which are non-refundable. RoverPass Cancellation Policy - The platform and processing fees are non-refundable. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.
