Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-In Procedure - Check-In: noon - 5 pm - Check-Out: 11 am - We are happy to accommodate late if possible check-in - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Move-In Process - As part of the registration process, we require guests to provide a copy of a valid driver's license. - Stays longer than 14 nights require background checks for all adults 18 and older. - Rates include 1 self-contained RV and up to 1 vehicle, and 2 adults per site. - Monthly rates plus metered electricity. - Deposit and initial rent payment must be made at the time of registration. Sites Policy - Keep your RV site neat and tidy. - The use of clotheslines, tents, tarps, appliances, or pet fencing is not allowed. - All waste disposal hookups must be sealed with all hoses and connections free of leaks. Fire Policy - We do not allow open fire pits, but charcoal, electric, and propane grills are allowed at your site. Trash Policy - All trash must be deposited in Community dumpsters. No storage of trash on sites. RV or Vehicle Repair/Maintenance Policy - Repairs or maintenance on vehicles or RVs are not permitted. - RVs must be 10yrs or newer and presentable. Exceptions may be made for RVs over 10yrs are in impeccable condition. - All vehicles must be presentable with current plates & insurance. Pets Policy - Up to 2 dogs are allowed per site. Dangerous breeds are not allowed. Dogs showing any type of aggression will not be tolerated in the park. - All pets must be on a leash and are not to be left unattended. Always clean up after your pet. Departure Process - Notify management 3 days' notice before leaving to receive your deposit refund. - On your day of departure, to assure the full return of the deposit, leave the site pad in a clean condition, free of all trash, debris, and any personal property. - The initial "Move-In" deposit will be applied towards your final electric bill, any other outstanding balances, and cleaning fees. Any remaining amount of the deposit will be refunded. General Policies - Quiet hours are from 10 PM to 8 AM. - The speed limit is 7 MPH in the community. - We assume no responsibility for personal injuries or property damage caused or permitted by guests and visitors. - Park management reserves the right to refuse service to anyone or enforce the removal of any guest for any reason. - Subletting your RV or RV site is not permitted. * Park can not be held responsible for any damage caused by fallen trees or debris within the park caused by nature. Policies and terms are set and enforced directly by Cozy Acre and are subject to change as their policies are adjusted.

Refunds be given in accordance with the Cancellation Policy below: Spot2Nite booking fees are non-refundable.
Campground Cancellation Policy - 100% refund until 7 days prior to check-in. 50% percent refund 3 days prior, then 2 days prior the reservation is no longer refundable. - Note: All refund calculations exclude the RoverPass service fees and credit card processing, which are non-refundable. Payments/Cancellations/Refunds - All monthly fees are due on the same date as your arrival and include the previous month's electric bill for your RV site. - Late payments will incur a late fee. Long-term residents shall be enrolled in scheduled automatic payments. Daily & Weekly reservations require a minimum of 7-day notice. Monthly reservations require a minimum of 21-day notice for refunds. - There are no refunds for early departure or acts of God. RoverPass Cancellation Policy -The platform and processing fees are non-refundable. - Spot2Nite convenience fees are non-refundable.

How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
