Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
- SPEED LIMIT: The speed limit on all roads of our property is 5 MPH. Failure to obey speed limit may result in removal from the property without refund. Driving on the grass is prohibited. - CHILDREN: An adult must ALWAYS supervise children. The playground closes at dark. - POND: There is no swimming allowed in the pond. - BATHHOUSES: Bathhouses are for tipi, glamping and cabin guests only. There are two dedicated bathrooms for our riverside campsites and porta-potties outside the lodge and playground. We do not provide showers for our camping guests; these are only for glamping, tipi, and cabin guests. Thank you for your cooperation. - OUR PROPERTY: While this is a business, this is also our home. Our house and some of the other buildings, barns, and cabins on the property are off-limits to our guests. Please do not enter any of these buildings, as some may not be safe to explore. - THE LODGE: Children are not allowed in the lodge at any time without an adult. Complimentary coffee is provided on weekends in the back living room with the piano from 8:00 a.m. - 10:00 a.m. The Billiards table will be open and available during bar hours for adults only. Your driver’s license is needed to rent pool balls. If the bar is closed and you would like to play pool, please let us know. - SMOKING: There is no smoking/vaping of any kind except at the designated fire pits. Please put your cigarette butt in the fire pit and not on the ground! If we are under a fire ban, all smoking is banned. - TRASH: There are dumpsters located near each riverside campground for your convenience. Please IMMEDIATELY place trash into these BEAR PROOF dumpsters. Please bring your own trash bags. DO NOT LEAVE TRASH OUT at any time, including inside your tent, tipi, or glamping tent. This is bear country and they will find trash if you leave it out. Please toss it as soon as you create it! You will be billed for trash service if you leave trash behind at your site. The fee is $100 per camping space. - MUSIC: Personal music is permitted in your tent, camper, or RV. Please keep music at a reasonable level out of respect for other guests. All outdoor music must end by 10:00 p.m., and AVR reserves the right to limit volume levels accordingly. - ALCOHOL: AVR is BYOB for camping guests. Our historic lodge contains the famous Red Dog Saloon, Colorado’s Smallest Bar! Red Dog Saloon is a legally operating licensed bar serving beer, wine, and liquor. We would love your support during your stay, but you are welcome to bring your own alcohol. Our liquor license involves the entire lodge when our bar is open, so you cannot bring your own alcohol anywhere in the lodge during open bar hours - NO UNDERAGE DRINKING. - PETS are welcome at AVR except in our tipis and the lodge. Pets must always be with their owners and on a leash. There is a maximum of two pets per reservation. If staying in our cabins or glamping tent, there is a $25.00 per day/per pet non-refundable fee per reservation. Pets are the responsibility of the owner. Pets can easily get out of glamping tents by going under the screen door; therefore, pets cannot be left behind in glamping tents. Management reserves the right to remove or restrict disruptive or aggressive pets or breeds. You are responsible for picking up and disposing of all pet droppings. All pets must also be up to date on vaccines, and copies of pet vaccine records must be available upon request. Upon check-in, please notify the office of your pets if you have not already added them to your reservation during the booking process. The Rocky Mountains are full of wildlife, and pets are at risk of being attacked and disturbing wildlife. We respect the wildlife living amongst us first and foremost. We can provide names of local pet-sitting services if you decide this is not a good fit for your pet. If your pet is deemed dangerous, harmful, or disruptive, AVR has sole discretion to require you to find other accommodations or call animal control if necessary. No refunds will be given. Liability for damages, injuries, cleaning, etc. You and all co-guests will be jointly and severally liable for the entire amount of all damage caused by the animal, including all cleaning, de-fleaing, and deodorizing. This provision applies to all parts of the dwelling unit, including glamping tent canvas, screens, beds, bedding, doors, walls, windows, furniture, appliances, landscaping, and other outside improvements. If items cannot be satisfactorily cleaned or repaired, you must pay us to replace them completely. As the animal's owner, you are strictly liable for the entire damage or injury the animal causes to a person or anyone’s property. You hereby agree to indemnify and hold us harmless from any and all claims, damages, costs, including reasonable attorney fees, and lawsuits that arise from you owning any animal or maintaining an animal in the Premises or anywhere in the community. - FIRES: Due to the distance from local fire services, we have strict rules on fires at AVR, and often there are fire bans - make sure you have read all our detailed rules and regulations. Fires are only allowed in designated fire pits. AVR sells firewood in our store, or you can bring your own. NEVER leave fires unattended; fires must be fully extinguished before going to sleep or leaving your site for any reason! - FIRE BANS: AVR is always in Stage I - which means no open fires set on the ground. If the county enters STAGE II, there are no fires allowed, even in our designated fire pits. Propane camping stoves or smaller propane fire pits are permitted under stage II bans. As Colorado is often under fire bans, it is your responsibility to pay attention to fire bans in our area and plan accordingly. If fire bans are in effect, we do not offer refunds. - NO FIREWORKS EVER – INCLUDING SPARKLERS! - WHAT NOT TO BRING! Guns Illegal Drugs Fireworks Amplified Speakers Dirt Bikes or ATV Bad Attitudes - All guests must abide by the rules and regulations. If any of the rules or terms of this agreement have been violated, you may be asked to vacate without refund. - Arapaho Valley Ranch is not responsible for damage, injury, death, or loss by accident, theft, assault, vandalism, recklessness, fire or act of God or nature, to the property, person, or any guest.
