Welcome to the park!
To ensure the comfort and safety of our guests, please abide by the following rules:
Check-in Procedure - RV Site check-in time: 1:00 PM - RV Site check out time: 12:00 PM - Cabin rental check-in time: 3:00 PM - Cabin rental check out time: 11:00 AM - If the site is available and you wish to extend your check-out, there is a $10.00 fee for guests who choose to check out by 3:00 pm. - If you choose to stay later than 3:00 pm the fee is equal to one day charge. - If you choose to extend in the site you originally chose at booking, check with the office by 10:00 AM for a possible extension. - While each park attempts to accommodate your exact spot request, the on-site manager has the ultimate decision for spot placement. Quiet Hours - Quiet hours are from 10:30 pm to 7:30 am. - We ask that you please respect your neighbors. Clotheslines - Do not hang towels, bathing suits, clotheslines, and/or clothes outside your RV. Community Property Guidelines - Please do not post any type of "For Sale" signs in your yard, RV, or vehicles. - Keep grass free of any & all items. - No exceptions. Child Policy - Parents are responsible for the conduct of their children and financially responsible for any damages incurred by their children. - Children under the age of 13 must be accompanied by an adult at all times. - Must be 16 years or older to use the Fitness Center. - Must be 15 years or older to use the Adult Spa. Skateboard - Adults are responsible for children using scooters, inline skates, skateboards, bicycles, skates, etc., while in the park. - Inline skates, skateboards, bicycles, and skates are not allowed inside any buildings, on sidewalks, patios, breezeways, or pool. - The park will not be responsible for any theft or injury that may occur during your stay. Guest - All extended-stay guests are responsible for fire ant control on their site. - We reserve the right to refuse service to anyone. - By law, Majestic Pines is a service-oriented business and therefore, we do not have a landlord/tenant relationship with any daily/ weekly/extended stay guests. - We do not guarantee the same site. - Extended stay guests' payments are due on the 1st day of each month. - All daily/weekly rates include 3 persons. - Each additional guest will be charged $8 per day and $10 per day on holiday weekends. - All extended stay rates include 2 persons. - Each additional guest will be charged $150.00 per person, per month. - Maximum of 6 persons per site for daily/ weekly stays and 4 persons per site for extended stays. Prohibited - The cutting of trees and plants is strictly prohibited. Pet Policy We welcome responsible pet owners and their furry companions! To ensure a pleasant experience for all guests, please follow these guidelines: Designated Areas: Pets are welcome only in designated pet areas (see site map). - Leash & Supervision: Pets must always be kept on a non-retractable leash no longer than six (6) feet and may not be left outside unattended or tied up. - Clean-Up: Owners must immediately pick up after their pets and properly dispose of waste in provided receptacles. A $50 clean-up fee applies for any site sanitation caused by pets. - Limits & Health: Maximum of two (2) dogs per site. All pets must be current on vaccinations; proof may be requested at any time. - Restricted Areas: Pets are not permitted inside any buildings, recreation facilities, common areas, or other guests’ sites without permission. - Behavior: Aggressive or excessively noisy animals are not permitted. Management reserves the right to refuse or revoke stay for nuisance behavior. - Three (3) complaints may result in dismissal from the community. - Prohibited Breeds: Pit Bulls (including American Staffordshire Terriers or mixes), Rottweilers, Dobermans, Chows, and Wolf Hybrids are not allowed. - Structures: Pet pens, cages, houses, or other outdoor enclosures are not permitted. - Wildlife: Feeding birds, ducks, geese, rabbits, or stray animals is strictly prohibited. - Failure to comply with the above rules may result in termination of parking or rental rights. BBQs & Grills - No BBQs or grills on tables. Smoking - All buildings are non-smoking. - While on the property, please put all cigarette butts in the proper container; not on the ground, in the ponds or around your site. Vehicle - Parking in vacant RV sites or storage areas is strictly prohibited. - Utilizing any other RV site without prior management approval will be subject to a charge equal to the rate that is assigned to that site. - Please do not park or drive on the grass. - Do not allow any vehicles to protrude from your RV site into the flow of traffic. - Two (2) vehicle limit plus your RV per registration. - No overflow parking. - No type of mechanical repair, whether to a vehicle or RV is allowed. - All other RV repairs require prior authorization by management. - Do not allow any type of mo or oil/fluid to leak onto your RV pad. - A cleaning fee of $150.00 will be assessed in the event a stain is caused by your vehicle/RV/golf cart batteries. - Golf cart parking pads required. - Management must approve any type of steps to your RV that are not factory-installed. - Power washing of RVs is restricted to authorized service companies (see front desk for listings). - Individuals may use bucket method only. - No heavy chemicals. - Do not cut through sites to get to your site. - The speed limit in the park is 5 mph. - Limit of one satellite dish per rig. - Dish cannot be placed on grass, bolted to trees, or bolted to the pad site. - No tenant may sublease their RV while on the park premises. - All tow vehicles must disconnect before entering/exiting park. Rig and Site Appearance - We reserve the right to refuse service to any rig based on its appearance, age, and or condition. - Rigs older than 10 years of age require manager approval prior to check-in. Email us at [email protected] or call us at 936-856-2949 for approval. - FEMA trailers, tents, pop-ups, and truck campers are specifically prohibited. - All RVs must be equipped with their own holding tank. - Storage containers, cargo trailers, car dollies, tires, exercise equipment, generators, refrigerators, excessive plants, and other storage containers are not allowed on your site or under your rig. - Trash cans placed at individual sites are strictly prohibited. - Storage of items under your rig is prohibited. - Keep all cords, cables, and hoses coiled and bundled. - Properly size your electric line for your unit. - No light duty extension cords allowed. - Pressure regulators are recommended for your water connection. - It is mandatory that your sewer & gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gases from escaping. - All extended stay guests are responsible for placing their sewer hose inside a PVC pipe or other factory drain support hose system. - We will not be held responsible for your hose or any other cables if the lawn maintenance crew damages them with the weed eater/mower. - Normal outdoor items such as chairs, grills, and bikes are permitted outside of your unit, but storage of other items should be kept to a minimum and should be neat and orderly. - No porches, decks, clotheslines or non-factory authorized steps are allowed. - Only one table and chair set allowed. - No porch swings allowed. - Holiday decorations must be removed within (2) weeks of the holiday. - No trimming of trees or planting at sites. - No bird feeders or wind chimes allowed. - No cargo trailers allowed for extended stay. - No cardboard boxes allowed outside. - No portable or window A/C units allowed. Daily Cabin Cancellation Policy - $25 cancellation fee for 72 hours prior to check-in, no refund on Holiday weekends, 2 night minimum required. Weekly Cabin Cancellation Policy - $100 non-refundable deposit per week. Refund Policy - At Water’s Edge RV Resort, we provide refunds for cancellations of daily/weekly RV sites if they are cancelled 48 hours prior to your arrival date, and refunds for cabin sites if they are cancelled 72 hours prior to your arrival date. - All refunds are in full less a $25 cancellation fee. - We do not refund for holiday cancellations. - We do not refund for shortened stays. - We do not refund deposits for an extended stay cancellation. - All Spot2Nite reservations require payment in full at the time of booking. - Please contact Spot2Nite to cancel a reservation via email to [email protected] or call (877)778-2683, Option 1. - Spot2Nite convenience fees and credit card processing fees are non-refundable.

How to read Good Sam Ratings
The three-number rating that accompanies each campground listing in the directory gives readers an at-a-glance assessment of a campground's amenities, cleanliness and environment. All three ratings categories are measured on a scale of 1 to 10, with 10 being the best. Less than 1 percent of parks or campgrounds receive the coveted 10 | 10 | 10 rating, which indicates superior facilities that are well maintained, clean, well-appointed restrooms and a highly appealing appearance. Campgrounds are inspected annually by dedicated RVers like you.
Completeness of facilities
The first campground rating evaluates completeness and quality of facilities. In this category we rate interior roads, sites, registration area, hookups, recreation, swimming, security, laundry, store and building maintenance.
Cleanliness of restrooms and showers
The second rating category concerns the cleanliness and physical characteristics of toilets, walls, showers, sinks/counters/mirrors and floor. If a park achieves a full point in each of the above, it receives a star ( ), indicating exceptionally clean restrooms.
Also rated are physical characteristics of restrooms, including interior construction, adequate supplies/odor free, adequate number of facilities, exterior appearance and location in relation to park spaces, and interior appearance.
Visual appeal and environmental quality
This category addresses the park's setting and site layout, function and identification of signage, overall exterior building maintenance, noise, trash disposal, litter and debris around the grounds and sites, and appearance of grounds, sites and entrance area.
