Needs a lot of TLC. Tremendous potential, but lacking mowing, tree trimming and road maintenance.

Well this was the MOST expensive RV Park we encountered during our two week vacation. When we arrived they asked us if we wanted to be in an area where we might scratch our trailer due to the trees or in an area where we won't get scratched, so we said no scratches. So they drove us to the new area and said for us to settle in and then come in to pay. Well if we would have known it was $77 per night not sure we would have stayed. Well this was the MOST expensive RV Park we encountered during our two week vacation. When we arrived they asked us if we wanted to be in an area where we might scratch our trailer due to the trees or in an area where we won't get scratched, so we said no scratches. This KOA has lost appeal and site conditions have seriously dropped off over the last 5 years we've stayed here. 1. Standing in water and mud, even on dry days, even at utility hook-up area is nasty. Had to change site so didn't have to stand in 3 inches of water doing electrical connection. Gravel is needed on every site. RVer's hate mud, more so if it ONLY exists because owners failed to gravel the parking and utility areas. 2. Bathrooms after three days still had zero paper and no hot water.... Read More

This KOA has lost appeal and site conditions have seriously dropped off over the last 5 years we've stayed here. 1. Standing in water and mud, even on dry days, even at utility hook-up area is nasty. Had to change site so didn't have to stand in 3 inches of water doing electrical connection. Gravel is needed on every site. RVer's hate mud, more so if it ONLY exists because owners failed to gravel the parking and utility areas. 2. Bathrooms after three days still had zero paper and no hot water. Wife took a cold shower on day three. Nuff said... we didn't return to this KOA as planned for a week later. 3. Grounds maintenance in the past has been excellent. But, this trip it was non-existent, lawn in places was 14-18 inches un-mowed all season. 4. Prices in last few years have gone crazy. Pay premium rates for mud-hole, remember very little rainfall, less than 1/10 inch. Other KOAs for these prices have cement patio, BBQ, table/chairs, graveled pad and drained utility area. 5. Ho-hum, hopeful the owner revisit their business plan and update it. Preventive maintenance is always superior to current fall-down failing maintenance situation. Rates must reflect VALUE of the site. No gravel or drainage on sites means they are of minimum value to RVer's.
