Stayed in Dec 2022 and Feb 2023. The water view of the back bay is lovely, and after dark during the holidays extra special. Most of the staff is nice, and the market has a nice selection of items. Laundry facilities were clean and machines worked well. Site in December was clean and tidy. In February over the course of a week, neither of the premium sites we stayed in were ever fully clean. At one site there was evidence of a spill by the black tank dispoal area that had not been cleaned up and wasn't addressed when reported. Likewise there was a very significant leak in one of the pipes that was reported and never fixed during the week. Campers were allowed to pitch a tent and stay the night on the sand directly in front of our beachfront spot something the rules indicate is not allowed. Bathrooms are the worst part. In December the bathrooms were poorly kept but functional. By February none of the showers were functional half had no water, and the others had only cold water, only dangerously scalding hot water, or would run randomly for somewhere between 10 and 20 seconds. All of the bathrooms were even less kempt, I'd say dirty, on the few occassions used. And trash piled up in the cans along the beach without being emptied. The location itself is great - on the water with a view, close to family and easy travel to the sites of the area. Due to maintenance issues, however, will consider other sites first in the future.

Arrived on a Sunday afternoon at 1.50 in the afternoon, unhook car wife checked us in and we drove to our spot. Here was an abandoned rental golf cart in our camp site. Camp site loose term supposedly a 5+ star resort. Our site was filthy, trash, ashes from a dumped fire pit, {Large Pile}. Black ashes all over the concrete pad area. We stopped in the office and requested it be cleaned. I was told it already should have been cleaned, but I will send someone again. We went shopping and returned to still a filthy campsite. I called the office and they said that they came and cleaned. I asked them to send the manager and inspect. Contacted the office again shortly before close and the message said to contact them during normal office hours. So filthy site at overpriced Luxury Resort and non existent customer service. Stay at your own risk! You've been warned! Definitely not up to the Good Sams Ratings!

LOUD music till late late late even though the RULES state clearly that it is supposed to be quiet at 10PM. Many complaints resulted in NO ACTION because the noisy people were supposedly police officers! Reporting to the main office the day after and many times after my departure resulted in NOTHING. I guess if you are a cop, the rules do not apply! Security staff was SNOTTY and condescending. the facility is EXPENSIVE and crowded, much like Newport itself and if you come into park after 10PM they make you sleep in an unsecured parking lot so others are not disturbed. REALLY! That rule they enforce!

VERY TIGHT for a 40 ft.coach!!! VERY EXPENSIVE for a postage stamp spot. Jets overhead every 5-10 minutes from John Wayne AP from 7AM to 10 PM.

This is a nice place. Sure it's a bit pricey for an RV park but it is Newport Beach. The bathrooms are quite clean and I saw them cleaned multiple times each day. Place is quiet as I think quiet hours are well enforced. Yes there are a few planes and PCH is nearby but its really not a bother for us, we slept quite well.

The Newport Dunes park is a nice, but overpriced RV park located right on the bay in Newport. The park has sand sites with a small concrete pad for outdoor living. However, the sites are extremely small. We had less than a foot of clearance to the next RV site on both sites of our rig. The park has decent amenities with clean bathrooms and showers, a nice pool and hot tub area along with a small convenience store. We enjoyed our stay here but felt it was priced too high for the sites that they offer.

Office was nice and accommodating. The park itself was uneven, dirty (minimal concrete), and way overpriced. We are not scared off by price, but this on was only 25% full and it is obviously due to the lack of value for the price. Won't stay there again.

Bottom line, very tight park (especially if you have a big rig!), right on the water, with a price to high to be considered a good value. But hey, it's Southern California so you can't beat the weather. Much better options available elsewhere. Oh, one more thing, the staff is about as friendly as your typical union worker, in other words, "it's not my job" attitude.

This park is directly under the flight path to John Wayne Airport and adjacent to Pacific Coast Parkway. The noise from both is unbearable, especially incoming/outgoing jetliners. We've never stayed in a noisier park anywhere in the USA. The sites are dirt, muddy when it rains, too narrow, too short and uneven. There's virtually no room to park your towed vehicle so cars are parked in the street. Our restroom lacked hot water and water leaked out to street for entire month. So much for conserving water in California. Did I mention the rats in the dumpster that nest above the restroom? The "Bistro" was terrible and overpriced. Taco Night was a joke...cold, overpriced tacos! Don't be mislead by the website and luxurious images portrayed therein...this place really sucks! We'll never go there again!

This resort is right next to Hyatt Regency and in a very nice area but it has seen better days. There are some really nice spots on the lake but around the edges in the premium spots, it is dirt sites and very lightly jammed together. Little space around the vehicle and had to park the car in the street. Wifi good, cable ok. Dog walking around the lake.

First time RV'er and wasn't sure what to expect and only spent one night. Park was clean but they had dirt lots with no gravel or cement so was a little messy. Other than that, they seemed fine.

Look this is a great RV park but very pricey we stayed for a month and the only problem I had is no one followed the rules the spaces were hard to back into and dirt pads. Look out when it rained. Dog run people would not clean up after there pets. ( not parks fault they had signs up) it's just no one followed the rules.
