This review is based upon the initial stay of 7 nights and a most likely the last visit of 4 nights due to business practices. The park is a challenging drive from US HWY-101 through town along winding city streets with some tight turns. The park provides suggested routes. The entrance is marked with a dark entrance road sign. The access road has a slope and gentle curving so the tendency is to go down the middle. The entrance road is paved to the check in / office area. The roads in the camping area are gravel. The interior roads have sufficient width (unless vehicles are parked on the road out of their individual site) and gentle turns making maneuvering larger RV’s easy but the road layout requires doubling back to get to the North side of the park after check in. The parking pads for the sites are gravel. There is a mixture of back-ins, pull ins and pull through sites. There are 2 sections to the park. The North side (sites 96 – 178) of the park was built on a gentle slope but there was no attempt made to tier any of the sites so most of the sites generally have some type of slope except for those at the top of crest. The South side (sites 1 – 95) of the park is generally flatter. There are full hook ups – water, electricity (50/30/20 AMP), & sewer. The utility connections were generally toward the middle of the sites. The sewer connections were either at ground level or elevated depending on site making establishing a downhill flow dependent on discharge point. The P/T sites were long enough to say connected to a toad unless you connect to the utilities then you’ll need a lot of hose/cable to reach the utility connections while remaining connected to your toad. Sites had sufficient room for opening slides. Sites have an outside table and fire pits. Distance & grassy areas establish privacy between the sites. Site orientation is not uniform throughout the park so view and shade created by RV’s is a site-by-site feature. Garbage pick at site was not an amenity. Had to use one of the few garbage collection locations at the service buildings. Site assignment is determined randomly by the “booking engine”. Leaving site selection to a computer algorithm is so wrong especially if the sites are vacant. Algorithms can be modified to select the less favorable sites with the goal to encourage the guest to pick a site & lock it in for the $5.00/night fee. Apparently if you don’t like the site you are assigned, you’ll have to pay $5.00/night to move. "Fees" are just a way to increase profits so sites rates are kept low. Some much for customer relations. The landscaping is still young so the only possible obstacles to satellite reception is the forest tree line to the East. The park information listed about 36 cable channels which included 4 major networks and some other recognized channels but didn’t mention anything about broadcast channels. The cable reception picture wasn’t sharp & clear but it was adequate for viewing. Was able to get 22 OTA channels (with some duplicates) including the 4 major networks with a Winegard Air 360+ antenna. The park provided password protected WiFi was good for checking email, research type activity & Youtube videos. Didn’t try streaming. NET10 phone had good reception. No designated fenced pet area. There was sufficient area to walk dogs along the park’s roads. There were bag dispensers / collection stations for waste scattered around the park. TIP: It was windy several of the days making it uncomfortable to sit outside enjoying a campfire.

What a nice new RV destination. We were able to get a waterfront site and it did not disappoint. Being right at the beach made for beautiful sunsets. The unique building designs contain some really nice amenities, including an exercise room overlooking the beach. The staff were helpful. We look forward to staying here again and hope to get a waterfront site again!

First, let me start with what was good. The Good: - The facilities - The desk help was great and friendly. -Clamming on the private beach was awesome!!! - Crabbing at a local pier was really good!! - The indoor Pool rocked. The bad: - We stayed in spot 81 and the internet was horrible. No connection. - Baypoint calls their RV Sites State of the art yet there was nothing state of the art about them. Gravel lots no concrete patio. The Oregon state parks had nicer sites than Baypoint. Not sure what was so state of the art. The ugly: - If you are looking for a pretty town or city don't go to Coos Bay. The city surrounding bay point was run down and not nice at all. - WINDY!!!... let me repeat WINDY!!!! If was so windy that I could not light my weber grill. I had to cook things over my propane fire pit. If I wasn't on the pier crabbing, walking the beach clamming or in the indoor pool you were in the trailer the whole time. Don't let your awning out or it will be ripped off. All through the night, your trailer is rocking like crazy. We are talking 30+ mph winds. The geography of the spot and the landscape provides no blockage from the wind. So if you are looking for a place where you can be outside and bbq don't go to Baypoint Landing. - Because the wind was so bad after I checked in I asked if I can cancel my week-long stay and just leave a couple of days earlier. They said there would be no refund. This was irritating cause If I called and changed my reservation a couple of hours earlier before I checked in I would have gotten a refund. Made no sense. I am writing this review because no one told us about the wind but people need to know.

We have stayed in over 450 RV Parks while traveling full-time in a 42-foot coach. This was our first visit here staying 7 nights (site #79 - Pd $ per-night). (1) Dust, some parks are so dusty that even after just a couple nights your unit needs a bath, the dust on our coach was very minimal compared to many other parks. The roads are gravel so that does kick up some dust. (2) Level pads, big coaches need paved or thick gravel pads that are level. We give this park 5-stars for the level pad, but only 4-stars because the pad was gravel. This park has generous space between sites with each site having a nice area of grass/clover between. Sites come equipped with a picnic table and a stone firepit. (3) We live in the age of WIFI technology and there is nothing to stop any RV Park across this country from investing in doing WIFI properly. For some users such as ourselves, WIFI is an important feature. This park receives 5-stars for their WIFI. (4) Maneuverability, some parks have very narrow roads which can make backing up and turning difficult. We found this park to have plenty of room to maneuver. (5) Satellite, satellite reception is impossible to receive when there are large trees present. The trees at this park should not be an issue since the bigger and taller trees are all located around one-side perimeter of the park. Our site was located on the outside loop (near the tall trees) and we had no problem with satellite reception. (6) Phone Service, we have AT&T which worked great here. (7) Dog play and potty, no fenced dog area here, but plenty of area to walk your Pooch. Conveniently arranged around the park are poopbag dispensers with the accompanying disposal can. Dogs are also allowed on the beach here and under certain circumstances without a leash. (8) This park is exceptionally clean, quiet, and well-maintained, with great amenities, including a very friendly staff. We enjoyed our stay here and would stay here again.
