An older park but extremely spacious and well kept. Does not require deposits and staff was enjoyable. Has cable, internet...etc Well shaded and very relaxing. Would definitely recommend and would visit again. Had a 40 foot motor home with a car .....all sites are pull through.

My first time staying at this Park, and I admit skepticism because of earlier reviews. Water quality was issue. Apparently, the water had iron and perhaps sulfur. The water now is excellent, clear, no sediments, good pressure, and taste good--excellent coffee. All lots are pull through, ground surface is level. Each site has a concrete patio, Streets and pull throughs are compacted lime rock surfaced, approximately 100 feet long. Hugh live oak trees are space within the park to provide attractive... Hugh live oak trees are space within the park to provide attractive shade and well maintained to reduce falling limb hazards. Grounds are well kept. A larger trash receptacle is recommended or the current one should be emptied more often. Basic TV cable and Internet and cellular service is available and included in a decent price. Revservations do not require deposits, and the staff is very friendly. Thanks for an enjoyable week.

Water is brown and extremely over-chlorinated - undrinkable and probably not good for showering, etc. Host let it run on ground for half an hour to clear it up, but the brown water returned. There was a mountain of trash at the dumpster - apparently it is not being emptied (never touched in my 4 day stay and it was full when I arrived - rats?). Wifi does not work, period (management said too many people on but long-term residents told us it's always broken). Cable picture is very fuzzy with lines... Read More

A lot of people are camped here permanently in run-down older trailers/RVs. The "permanently camped" guy next to me is apparently running a dog kennel out of his trailer - counted 12 dogs being moved from trailer to pen outside - very noisey/barking. Noisey diesel truck next door starts up and idles for half an hour every single morning at 6:30. Neighbor was working on his car this morning at 7:00 causing car alarm horn to go off!! Stay away!!

This is in a pretty location. Sites have lots of space. The bathhouse is primitive, camp style cement with painted plywood doors showers (2) are short on space to hang or set clothing & towel to keep them dry. Would recommend skipping the laundry: only 3 washers, 3 dryers & water stains light colors (sign said to avoid bleach but clothes were still stained with a liquid dye/perfume free detergent, no softener). No sidewalks so you walk on sand and weeds. 4-5 miles from nice grocery store, fuel stations.... Read More

The WiFi is basically non existent .cable is lousy. Can't drink the water. Park is very nice and restrooms are extra clean.woman that runs it makes up the rules as she goes along. Her husband is a super guy. Will help with anything he can. Pool is nice but open at their convenience.

Nice place to relax for a few days. Large pull through sites with patios and cable. Weak wifi. Large live oaks and dog run. About 5 miles to grocery store. Minimal highway noise. Reasonable price.
