I am very disappointed in this park. Based on the previous reviews and the price I really expected much much more. The grounds are in terrible shape. 3' tall weeds, grass hasn't been mowed in months, lots of dead trees and the rest are in bad need of trimming, roads are full of ruts and holes. Sites are not level and are over-grown with weeds. Park is lacking in trash cans, amenities and general up-keep. Park in general is very old and very poorly maintained. Made reservation giving them size of RV. Arrived checked in and had to sign a no refund agreement. Escorted to very very small space. Staff was unable to guide us in spot. Finally had neighbor move his vehicle, picnic table, chairs and toys. We still was unable to fit in space as extremely narrow for our 36G. After trying about 8 times and we would not even be able to open one slide slide. Finally employee and myself decided would not fit. Employee would not find us another spot told us... Read More

The location is what makes this a great stay! We are hardly at the site. Campground needs some upgrading and needs a whole lot of yard work. It's very tight spaces. Granted we are in the mountains. Staff is very friendly, guide you to your site, helpful in every way. Hookups for the rig are convenient, a few slight "grade" issues with the sewer. Overall your choices in Estes are limited and with a few days of TLC this place would be great.

Staff is very friendly and helpful. Easy access to Rocky Mountain National Park. Restrooms are well maintained. Sites are cozy, but we are a small unit, so we had no problems. Roads are a little steep and gravel - could be tricky for a larger unit.

Sites are small and need upgrading. Wildlife - Elk seen thru our back window right out side our camper. Wifi poor, too many full timers occupy the river sites.

This has us up Manor RV Park to a 5 Star RV Park! ~~~~~~~~~~~~~~~~~~~~~~~~~~~ Manor RV Park Stays: Mid June 2016 Mid July 2016 We had no issues during any stay. We've stayed at quite a variety of RV parks of wide price ranges. The main thing we've learned by now, is to ask LOTS OF QUESTIONS when booking any park you have not stayed at - then you won't be surprised and disappointed upon arrival. Besides - YOU know your rig and what you like in a RV site, right? Staff is friendly, welcoming and helpful. You are escorted to your site and directed into your site. Nuthin' wrong with that! Hook-ups are average condition and vary a bit with each pad. Again - ask questions! Wi-Fi Internet is fair and works fine. Cable TV is 12 channels at the time of this post. Getting TV over air is poor to none. Hey - did you come to explore wonderful Estes Park Colorado, or watch TV and be on the internet? ;-) A nice dog trail to walk your dog. Dog waste bags were provided! There are long term residents. Not all the rigs are new. None were in shambles. Some are the rigs of the great peeps that help and volunteer here. Bathrooms are definitely well-kept and exceptionally clean. p.s. Check out the photospheres I've shared on Google Maps internal to the park.

So for an average stay, Pros: close to Rocky Mt Nat Park (if you're here in July, Aug, get up early and do your stuff in the park early, because later in the day, traffic is like in the big city. OK, we had a great site which I am not going to divulge. So for an average stay, Pros: close to Rocky Mt Nat Park (if you're here in July, Aug, get up early and do your stuff in the park early, because later in the day, traffic is like in the big city. Absolutely. Oh, final point about July-Aug, the town is packed with tourists and parking is all but not available.

Cable TV service was good. About a dozen channels, but typically by the time we turned in we only watched a few minutes of TV. WiFi was pretty spotty at our site. Campground was pretty quiet. During the day, most are visiting RMNP or shopping in Estes park.

Stayed here for a week over the 4th of July. Location of the campground to Rocky Mtn. Nat. Park is fantastic. That really boosted the appeal to us as we spent most of our time in the park and didn't have to go through town on a daily basis to get there. Traffic in Estes Park is miserable. Camped on the river in a back in site and quiet enough to sleep with windows open to hear the river. Bathrooms were clean, but not that many in the facility. Site had concrete pad for table and chairs. Has a dog walk for pets and a community fire ring (no rings at individual sites). Plenty of restaurants close and small grocery store as well so we didn't have to go into the town that much! I would stay here again.

Good park, though a little dated. Needs more restroom/shower facilities. Nice sites, (all the parks seem to be a little on the tight side in this area). Good location in regard to town and the area attractions. We would stay there again.

This is a terrible campground. Pull through sites are very close. According to Good Sam, the sites are 25' wide. My husband measured our site. It was 20' wide. With our slideouts out, our RV measures 13' wide. That leaves less than 4" on each side, barely enough room to walk. And this was supposed to be a "deluxe" site! There are two laundries at this park. The lower one has 3 washers and 3 dryers ($2 each). The upper one is outside the bathrooms. It does have a roof over it but no walls,... Read More

This is a terrible campground. Pull through sites are very close. According to Good Sam, the sites are 25' wide. My husband measured our site. It was 20' wide. With our slideouts out, our RV measures 13' wide. That leaves less than 4" on each side, barely enough room to walk. And this was supposed to be a "deluxe" site! There are two laundries at this park. There is no view of the mountains, but we did have elk wandering through the campground which almost made up for the lousy site.
