Appeal Rating BEWARE!! Campers with RVs longer than 34 feet beware! The staff is more interested in getting you registered than informing you about the negative attributes of this older campground: the dirt roads, impassable turns, and limited parking spaces for your towed vehicles. At the time you register, you MUST unhook your towed vehicle because the turns are impassable, and you may damage your vehicle in attempting to negotiate the tight turns. At the time of check-in, we were NOT advised to unhook our towed vehicle from our 40-foot RV before entering this campground. Further, there are NO warning signs to advise you of the need to unhook your vehicle, either. We damaged our Jeep in attempting to negotiate the tight, impassable turns in the park and found the park and its staff unreasonable in attempting to resolve the issue. The law firm representing this park denied all responsibility regarding the damaged caused to our vehicle, and a representative of the law firm stated that the owners of the park are self-insured. The spaces do not accommodate larger RVS and the concrete pads are small. There is little to no space to park your towed vehicle at your site. Further, the pet areas have NO grass and are small, dirt areas that are not inviting to pets.

Appeal Rating Stayed in September in 35' class A with toad. Sites are TIGHT. Pull through sites and your toad will not fit in your site easily. Campground is located in the middle of town and is easy to miss so watch for signs. It is heavily treed, and looks quite inviting, as long as you are not claustophobic. Nearly got blocked in our space in the morning as the spaces are so small people park in the roadway and leave their vehicles for the day.
Let's talk pet area. No. The pet area is a sorta fenced area in the corner of the park. There is not a stitch of grass or greenery that a dog might use to go potty in the entire park. Come on people. We travel with our pets and just the slightest consideration of that would be appreciated.
It is a short distance from Arches NP though. So there is that.

Appeal Rating I chose this campground, over others in the area, because I had been to another Vacations West property and loved it. This one can't possibly be related and this is why:
1) Bad layout- The bathhouse is located in the MIDDLE of the campground. So, we had the tent campers, and cabin campers, walking right through our campsite, even as we were sitting at our table eating. Unbelievable. They were stepping over our hookups on the back side and walking under our awning in the front. The property does have signs posted, asking people to not walk through occupied campsites (acknowledging the problem), but the people ignore the signs.
2) No security- Transients can walk in from the street, right into the bathhouse to use the showers. There are no door codes, only signs asking non-guests to go to the office to pay for a shower. There are lots of "lock up your stuff" warning signs (again, acknowledging the problem). Apparently, cooler and generator thefts are rampant there.
3) No peace & quiet here- We were in Moab for the mountain biking, not the ATV'ing, so it was extra annoying that SO many campers had ATV's that they had to start up early in the morning, or idle 20 minutes at a time. In a tiny space such as this, we were shocked at how loud and disrespectful others were. I think it's the culture of the customers here but since it was our first time here, we did not know this.
Some ideas to help- They could use some designated walkways to the bathhouse and a security entry to keep the bathroom crowds down from non-paying guests. Also, more bathrooms along the perimeter of the park would alleviate the people passing through others' campsites.

Very small sites. No grass for pets (took them to city visitor center several times a day). Large trees prevented satellite service but cable was good. Would look at other available parks before staying here again.

Appeal Rating This is a medium sized RV park/campground on the south side of Moab, located behind a Texaco station, so finding the entrance the first time is a little tricky. Roadways are gravel with cement pads for RV's plus patios, which all have a picnic table. They have a nice, smallish pool and water feature, laundry, two separate restroom/shower houses, and covered sinks for washing dishes. Trees of various ages grow between many sites. Noise from the main road through Moab is not a problem. A high school adjoins the back fence, which presents no problem although reportedly the marching band starts practice around 7:30 am in football season. The park is clean, well maintained, with helpful, friendly staff. Depending on the size of your rig the sites may feel a little tight. We visited with a 34' 5th wheel and got in and out OK - holding our breath. There was barely room to park our truck, however, and we felt it extended too far into the driving lane no matter how we parked it The campground was quite full and busy with activity the entire week we were there in mid-March. Campers came loaded with tons of toys, both motorized and otherwise, especially mt. bikes. All the toy trailers added to the driving congestion. The restrooms see lots of use from early to late, but are generally clean. Maybe it was spring break in Utah, but there were lots of campers' kids playing, running, and riding bikes. Again not a problem, but drivers need to use all due caution. WiFi was generally OK but dropped off badly in the evening.

Appeal Rating attended the outerbike event sept 30-oct 4. campground was full and restrooms tended to be busy. some folks with the mega trailers and motorhomes had quite a bit of manuevering to do to get around extra vehicles parked around camp sites. this is my 4th stay here and i love this place because it is centrally located in downtown moab. restrooms are well maintained. only thing this place lacks is a hot tub.

Appeal Rating Great location right in town with lots of trees. Nice clean cement pads. Washrooms were not always clean and I saw evidence one morning that a transient had used the washroom to change clothing and left behind the old clothing and tags on the floor. Washrooms need a code system for registered guests. Internet terrible. We only were able to connect once.
