My husband and I and our grandson stayed here for 5 nights in June. We booked this reservation in February. We were never informed the park was under major construction and the roadways getting into the park were under major construction or we would have chosen another park. We had a "deluxe" site. We have a 42 foot 5th wheel. The sites are very close and when we put out our awning, it was only a couple of feet from our neighbor. Our neighbor's sewer line and drop were right by our picnic table. I have never stayed at an RV park where this was done. Very poor planning. We were jammed in like sardines. We had 2 neighbors approach us to see if we had power -- they had lost power and couldn't get the office to answer their phone. We did not lose power, but apparently several did. The front pool was basically unusable because it was at the front of the park where all the major construction was taking place. If you could have endured the noise, the dirt and dust were terrible. The second smaller pool was very crowded. It was hard to find dumpsters - nothing was marked clearly to guide you to any areas of the park. They have a small dog park that is all gravel and very little shade and limited seating. A very confusing layout and very dated RV park. We could see the mountains from our site if you stood in the right spot and blocked out all the RVs. The online pictures are very misleading. Lastly, we stayed the duration because we were traveling with our children who were in other accommodations. I would not recommend it and I will never go back.

We planned on staying here for 2 nights and cut our stay short. The premium spot we reserved was very tight - we couldn’t fit our Class A motorhome, tow vehicle, picnic table and a BBQ on our space. The neighbors were very close as well. We faced a busy road, that at the time of our visit, was under construction. The park is very tight and made it complicated to get our rig in and out. The staff was friendly. There were sites located further back in the park that were shaded and seemed like they would be more “premium” than what we paid for. I can’t say we will ever go back or recommend this place to anyone. We did take advantage of visiting Pikes Peak since it is so close but there are more accessible/cheaper RV resorts further east toward Pikes Peak that would be better spent than at Garden of the Gods. This was the worst RV park of our entire road trip around Colorado.

Garden the Gods RV Park, Colorado Springs, CO. A well established campground with friendly staff and nice facilities. The camp store, pools, laundry, and bathroom/showers were nice and functional. The showers needed cleaned but I think we used them just before the daily cleaning and they were well used. The campground was well situated in Colorado for site seeing such as Pikes Peak and Garden of the Gods.

We had a great time at Garden of the Gods. It is close to many area attractions. You could easily bike to the Gardens of the Gods park from the campground. The campground is very clean, the site shaded and level. The only negative, the sites were a little snug, but we had good neighbors. The showers/bath house was very clean. Everyone was friendly and very helpful. We would definitely stay here again.

Would not stay at this resort if you have a large RV! Very difficult to maneuver within park. Park itself was extremely crowded and in a congested, urban area. Couldn't get out of there fast enough!

We paid more for a "deluxe" site because it was advertised as roomier. However, we had to park partially on the concrete pad where the picnic table sits in order to deploy our slide out and we were just scrunched in as tight as possible to other rvs. We've paid $18 - $24 at other campgrounds that are much nicer and roomier so when we paid $60 we expected something really nice but was extremely disappointed! The staff doesn't know much about the local attractions when we asked about the Garden of the Gods, they couldn't answer. There are a lot of permanent residents there, who complain if you play your music after 8:00 pm (quiet time is 10:00 pm). We will look for other campgrounds next time.

If you have a rating for customer service I would give this campground a "0". The laundry room was filthy, I went somewhere else to do my laundry. The front desk person does not represent this campground professionally at all. (acts like she hates her job) We wanted to take a train up to Pike's Peak and I asked her where we could catch it. She said she had no idea what I was talking about. I asked if anyone else there did, she said they are all too busy and could not talk to me. I left. I returned in the morning hoping to talk to someone else, but ran into her, she tried to escort me out saying that was not their job to help us with tourist attractions. When I told her that their web states "concierge on site" (one of the reasons we chose this park), she pointed to a kiosk with brochures and said this is our concierge, see if you can find it. Image my surprise on the day we were leaving that we ran into a camper and stated our only regret was we didn't find that train to Pikes Peak. She stated, oh my, its only 10 min from this campground, right around the corner. Every campground we have ever stayed at is more than happy to help plan your day and give you the information you need to make your stay a good one. Very tight spots to park in also. I sent an email to the campground and wasn't surprised when they didn't even take the time to respond back. Will not be back to this campground or suggest to other campers.

We reserved an Executive pull through site for our fifth wheel for a two night stay. The site and park were clean. Our site was a bit larger than most of the other sites which seemed pretty close together. Paved area with stone around the site. This is a pretty large park with spaces available for different types of campers, etc. We were next to the grill cafe which was pretty annoying with people around and the smoke from the bbq. A small dog park for dogs to run free, a playground, arcade and dumpsters close. The staff were pretty friendly and you had an escort guiding you to your site. The area around the park is really congested and loud. The park sits right off of Highway 24 and the noise from the road is pretty load while sleeping. The only quiet time it seemed was from 10pm to 6am. The parks does sit within minutes of The Garden of the Gods park and downtown Manitou Springs. Overall it wasn't too bad except for the street noise.

This was the worst park and customer service we have ever experienced in all of our years of rv'ing. We had made reservations for 3 nights months in advanced. When we arrived, I went into the office to register and gave my full name. The employee said your all paid up and gave me a window placard for our vehicle. Another employee escorted us up to the site. I had just finished setting up our travel trailer, and my wife & I sat at our picnic table to relax after an all days worth of driving. A class a motor home pulled up to our site and a woman excited screaming at the top of her lungs stating that we were in her space and that she had reserved it. The staff of the park escorted her to our space. The employee immediately demanded to see our window placard, I felt like I was being interrogated for doing something wrong. The employee kept radioing the office to confirm we were in the right space, the office confirmed it was our space. My wife started to cook supper, when about twenty minutes passed and the employee came back stating that there was a mix up and demanded we leave the space, even though we were fully set up and my wife had begun cooking. He also stated that he would escort us to the new site as the rude woman in the class a sat there glaring at us as if we had down something wrong. Once again we had to break down and be escorted to another site that was horrible. An employee stating that he was a professional in backing rigs up was at the new site, because it was at a very tight and arkward angle to try and back up into. After a few minutes of this "professional" not knowing how to give correct instructions while all the time screaming at me, I got our rig in myself. Our new site was next to an old site that was being used for off site parking. Both the water bib and sewer were constantly flowing on the ground. The electrical pedestal was located over a rock wall in an adjoining site. Thank God I bought our electrical extension cord, because I had to scale over the wall just to connect to the pedestal. There was a light affixed to a tree that shown all night, we taught it was daylight 24/7 and the raw sewer smell was horrific. We were also never giving the restroom/shower code as we had to ask a fellow rv'er for the code. The restroom/showers were disgustingly dirty, both mens and women's. We were so upset that we immediately want to the office and asked to speak to the manager. The office manager refused to talk with us so we had to speak to a clerk instead. We became very frustrated the next day and advised them that we were leaving, the clerk stated that we would still be charged for the duration of the stay. We left after one night and the staff stated that we would not be reimbursed the money for two nights. Fair warning this park and there staff lack any form of customer service. If there was a way of giving it "0" stars I would have.

Worst RV park we've stayed at. Packed in like sardines. Forget trying to reach anyone by phone. Had to leave messages which were not returned until a day later. Wifi does not work at any time of day. This park is not able to handle the number of campers it takes in.

Had 24 rigs there for a rally! They were very willing to do whatever we needed to make our stay enjoyable. Lots of things to do around this area and is centrally located. Very clean park. Very nice, but still has some of the rustic look to it.

Overall the park was a decent value. We stayed three nights, and total cost was around $90. The park is VERY tight sites. We had a larger site in a corner which made it a little nicer, but still was tight once others were pulled in around us. The park seemed to stay very full and had lots of traffic. The Mens shower house was missing places to put your clothes and hang towels. Hooks appeared to have been pulled out of walls and not repaired. The Wifi didn't really work and appeared to be overloaded most of the time. The location was good, the playground was good. The laundry and game room facilities were nice. All in all it was a good value. In my option $50-100 would have fixed the bathrooms up and made a huge improvement but just having some benches in the shower staff and new hooks. I would give it 4 stars if those items were fixed. Great location.

Very nice resort. Only there 3-nights so we did not take advantage of all their amenities but we really liked the atmosphere and especially Lil' Howard's concessions that was offered each evening and on Sat morning. (At a cost, of course.) My wife was not very impressed with the gentleman who helped us park our motorhome. His backing directions almost had us running over something and when my wife stopped the vehicle because she could see the problem, the guide stated that he was a professional and knew what he was doing. My wife then informed him that she had driven a school bus for 32 years and was really the professional. She pulled up to clear the obstruction and then proceeded to back the unit into the site with little help from "the professional". When we were hooking-up the tow vehicle the morning of departure, we had to go out the "In" gate because the "Out" gate was still locked. This meant we were blocking traffic in the wrong direction but it worked out. We liked the security the gates give, but they really need to have then open by at least 6:30 AM for those leaving. The "Out" gate was opened while we were hooking up at around 7:30 - 7:45 AM. Really nice place though. I'd stay there again if in the area.

Other than location this park is not worth the time. The cable did not work and its seemed the park was in no hurry to fix it. The WiFi all though there was only good early in the morning. The sites were sub standard, the next sites sewer was next to your table. I had to dig a hole so the water regulator would fit, in other words the water was outlet was almost below ground level. The pull though sites were tight, getting my 35' 5th wheel in and out was challenging. I will find a different park if ever in the area again.

Booked a premium pull thru... Don't let "premium" mislead you!! Reason 1- Cable TV did not work. Reason 2- Not very appealing when your neighbors sewer hose is within a few feet of your picnic table. Reason 3- "Premium" pull thru was still very tight as all sites in this park are tight. Reason 4- Pedestals are old and worn out.... I had a marginally grounded electrical receptacle. Reason 5- Free WIFI was very weak and virtually useless. To be fair, the park has a great location and the restrooms were found to be very clean. My suggestion would be to go elsewhere because of the reasons listed plus this resort is overpriced.
