You drive in and see all the units on concrete pads and when you check in you are given a spot in the middle of a bunch of permanent park models and old trailers. Our spot was a back in on sand and weeds with tree roots that you could trip on. No cable TV and the wifi only worked part of the time. Pool was closed a couple days. Roads were very tight. very diappointed.

Set on the Little Manatee River, beautifully maintained, well organized park with year-round park models, seasonal rvs, much shorter term folks like us. Everything is done really well. We were between some long-term people who were very welcoming. Full hookups; wifi was okay depending on time of day. Very clean bathhouses with plenty of toilets and showers. This resort was not our first choice. We tried to stay at one down the road but they changed their policy and no longer accepted pets. So they referred us here. It was hidden, but kept up nicely and the restrooms were very clean and well maintained. We only stayed one night but it was quiet. Most units appeared to be long term and/or permanent residents.

Nice Park, water access, pool is OK. streets are wider than some parks, There are quite a few trees. There are handicap accessible showers and toilets at the club house. The fire pit is used at least weekly for gatherings. We liked the park. Water quality was fair. We used bottled water for coffee.
