Appeal Rating Very large RV park with a wide range of activities and facilities.
Very clean and well laid out, right next to the Verde River.
Lots of larger pull throughs as well as backins.
Very nice staff, we are very happy with the facility.
We stayed 3 nights and we did lose power on the last night (thank goodness for my Watch Dog power monitor), but it was a local utility fault and power was returned within hours. We received an email from the park management, which alleviated rumors and questions.
Overall a great experience and we will return.

Appeal Rating This was nearly a perfect RV park. It was close to the freeway, had great facilities, and had a activities counselor to setup daily activities for both young and old. The reason for the 4-stars is that they had too little washrooms for the number of sites and people using them. They also cleaned them at the worse time: 8 am in the morning when most people are just getting up and need to use the showers or toilets. The washrooms in and of themselves were great. But having some individual toilets would have allowed for faster flow for those who just wanted to use the toilet and not the shower. Other than that, the location was great and the staff overall wanted to assist when they could. I would definitely stay there again.

Appeal Rating This was our second time visiting this resort. The first was back in 2020 and it was amazing. Unfortunately, it seems time hasn't served this resort well.
PROS - The sites are clean, of good size, and level with a rock base. The pet parks are well maintained and very well placed throughout the park.
CONS - For the price, the resort does not provide much to their guests. If you want a picnic table, you must rent it, fire pit, you must rent it. The internet service was horrible and staff acknowledged the poor service and numerous complaints with no resolution.
For the money, I would imagine there are much better resorts in the area with quality amenities. If you need the internet, this is not a good stop and if you want amenities on your site like a picnic table or fire pit, have your wallet ready.
Overall, a disappointment for us, but its about what you are looking for.

Appeal Rating This was our first trip in our new RV. This place made it easy - from the online reservation system (complete with site map) all the way thru check-out. The park is clean with paved wide roads. The amenities (pool, clubhouse, playground, sport courts, and dog parks) were all clean and well maintained. We were able to walk our dogs along the little river for a good mile - very peaceful.

We were a group of 5 RV's and 1 cabin. The check-in process online the day prior to arrival was efficient. We just drove up to our spot, pulled in and unpacked. Brilliant! The spots were really wide and the large gravel kept the dust down. The pool and spas were clean, the river made for a lovely walk. Close to the fwy/hwy, so it was a great spot to visit Prescott, Sedona. Jerome, and Clarkdale,
A little noise from the fwy. We did not use the restrooms or laundry. This is a really nice resort. We would love to come here again.

Appeal Rating We were here for a week. We stayed in the pull thru sites but there are many choices. They have a covered area to protect you from the daily sun. What I noticed about this area is the sites appear to be smaller and if you are on the east side you get the morning sun and on the west side you get the evening sun. They have sites along the river and the beautiful pond. I did notice that the fountain in the pond makes a lot of noise. This section is also close to I17 so you get all the freeway noise. As for our site it was great. The pull thrus face the north so the evening sun is on the backside of your RV which means you can sit out, cook, eat and enjoy yourself. This is very nice. The sites are very large so you are not right on top your neighbor and you have plenty of parking area. The club house is beautiful and the pool is great. There are no fire rings but you can use your own. There are no tables so you must have your own. They are new with young trees that will one day give shade. This makes a great base camp as it is central to several activities.

Appeal Rating Great place, clean, superb customer service, close to some great tourist attractions, convenient to I-17, but low noise. Kid friendly, nice pond to bike to and safe biking around RV resort area. Definitely worth the stop when traveling through or staying for a spell.

We loved this RV Park! The staff was awesome, especially Asst. Mgr. Cali, who really made us feel special. It is a large park and some spaces are definitely better than others. In summer, the sites at the top, nearest the entrance, are under solar cover and the shade would be highly desirable despite its proximity to the entrance and highway. We were fortunate to get a site right next to the Verde River, one of the few rivers in Arizona that flows year round. There is a lovely, easy walking trail along the river. The upgrade river sites are away from Rt. 260 and, fortunately, they had a site that was also away from the freeway, although some riverside spots do have freeway noise. The clubhouse is gorgeous! Being self-contained, we don't use RV Park restrooms or showers. The park is under new management and they are very aware of the high desire for good Internet which had just been upgraded and even supports streaming. It is clean and attractive and has a well outfitted shop. It is close to historic Camp Verde and within a reasonable drive of Cottonwood and Sedona, although there are really no shops or restaurants nearby. We will definitely return next time we are headed that direction. It is the perfect stop on the way north from Tucson and a great HQ for the Verde Valley.

Appeal Rating Perfect location (close to Cottonwood, Sedona and Flagstaff). Very clean. My 3 kids were able to ride their bikes around safely. Heated pools. 2 jacuzzies. Great clubhouse. We will definitely be back.

We stayed for a month by the pond and the traffic noise was terrible. The sites are rock and not very level. They have two hot tubs, one was cold and they both were so foamy when on you didn't want to go back. Adults and kids in the pool doing cannonballs and throwing things. The WiFi was out in our section for 2 weeks, you could walk to other sections and get WiFi-they said it was fixed but it was not. The park was convenient to hiking trails, Sedona and Cottonwood. It definitely was not as nice as we were expecting.

Appeal Rating Had a awesome time at the rv park. Cant wait to go again. This was our first time using our travel trailer and wasn't sure what to expect. This is a great place for beginners, base camp, or even a nice getaway. Its such a short drive to sedona and other local areas. The park has alot of amenities and everything was super clean. Not sure since its fairly new or just well maintained. Either way clean!!!.
The pool, jacuzzis, splash pad, gym, play area for kids, club house, cabins, wash rooms, laundry room, and newly built dog park all very well maintained. Have no complaints.
We stayed for new years and enjoyed our stay. Didnt realize how cold it got at night. Like freezing water lines. Lol. We were a little unprepared but there's a walmart close by that solved our issues.
Staff is super friendly and helpful. Was able to do late checkout which was awesome. We didn't want to leave but had to return to reality.
My only suggestions is if there could be a designated wash area for pets. Other than that park has everything you could possibly want or need.
The park is next to I17, If traffic bothers you I suggest you stay on the other side of to avoid noise from freeway.
We were right next to the freeway for our stay. During the day it can be loud and at night it tends to calm down. Regardless didn't bother us at all, we enjoyed it.
You won't be disappointed. The sky is so beautiful night at.

Lovely, comfortable, modern and well-maintained RV resort with spacious sites and friendly staff. We stayed in a pull-thru site with our fifth wheel. A bit of road noise, but that's inevitable given their convenient location right off the highway.

Appeal Rating Sites are large but not level. All of our neighbors and us had at least one wheel off the ground. We had two. Dog walks are a 4 x 8 piece of astroturf with no fence. Gravel is 2" - meaning if your are getting around with a walker you will get buried. Their website had a special of 2 + 1 but you didn't see until after you booked. People may be friendly but we only met the person that checked us into the park. Everyone else blew by in their carts.
